LC Property Management (LCPM) provides full service Property Management Services, as well as, one time Leasing Services to Owners of Single Family Homes, Individual Condominiums and Multi-Family Apartments. We specialize in providing our Services in the Oxnard, Ventura and Port Hueneme areas.
LCPM  gives each property individualized attention during every phase of our Property Management. Today’s owners require a wide range of services depending on their specific needs. LCPM provides customized service to each client in order to meet their specific needs.

Fees & Services
Our Property Management fees are very reasonable, and we offer special rates for owners of multiple properties (3+).

One-Time Leasing Fee:
For clients who would like to manage their own property, however, would like LCPM to procure a tenant for them, our fee is 50% of the first months full rent.
This fee covers the following:

  • Ongoing advertising online through multiple sources (website, Craig’s List, AHERN etc.)
  • Enter the listing in the Multiple Listing System (MLS).
  • Place pictures and information about your property on our company web site.
  • Provide property info and pictures with the local Housing Office.
  • Show the property to as many prospective tenants as possible.
  • Screen any prospective tenants, ie. Application, Credit Check, verify employment and salary, obtain rental reference from previous landlord, and complete a criminal background.
  • Compile a walk through checklist prior to tenant occupancy.
  • Prepare a 1 year lease, with copies to tenant and landlord.
  • Collect first months full rent and deposit upon completion of the 1 year lease contract.

Property Management Leasing Fee:

Our Leasing Fee is 10% of the gross monthly rent. This fee is subtracted from the landlord’s proceeds. This excludes any necessary needed repairs of the property.
Management services include the following:

 

  • Collecting monthly rents.
  • Handling requests for repairs and maintenance.
  • Arrange for repairs up to $200.00 (or more in emergency situations) as previously agreed to with homeowner.
  • Arranging and making payments for required maintenance repairs or other work.
  • Paying to owner amounts received in excess of required disbursements.
  • Providing owner with fully itemized monthly reports and year-end accounting statements.
  • Periodic inspections of the property during lease in order to ensure proper maintenance.
  • Arrange tenant notices and evictions when necessary, as per management agreement.
